The below levels are used to establish a clearly communicated standard as to what has been agreed upon and what is to be expected with regards to the different levels of surface preparation and the quality of appearance of the finished surface. They are a summary of the actual standards based on PDCA (Painting & Decorating Contractors of America) Industry Standard PI4-06.
Level 1
Cleaned, no patching
Requires only basic cleanliness of surfaces to ensure adhesion of new finishes, with less concern for the adhesion of existing paint and quality of appearance. Obvious loose paint will be removed, but no smoothing of the existing surface will be done..Includes washing and hand cleaning. Maximum 3 year warranty.
Level 2
Basic Prep
Requires all of Level 1 as well as examination of existing coatings to assess their adhesion. With this level of surface preparation, good adhesion and longevity of finish are of primary concern and appearance is of secondary concern. Includes basic patching, filling, dulling of glossy surfaces, spot priming, caulking, and light sanding/abrading to address surface profile differences exceeding 1/8 inch. Excludes matching texture and taping cracks.
Level 3
Superior (detailed prep)
Requires all of levels 1 and 2 with added emphasis on the quality of appearance of finish painted surfaces. Includes detailed patching, filling, properly taping cracks, approximate matching of textures, and thorough sanding to address surface profile differences exceeding 1/16 inch. For exteriors this level includes removal of loose or peeling paint, spot sanding of rough surfaces, filling of nail holes, and application of spot primer over repairs adversely affected surfaces. Please note that complete surface restoration is not included in this package.

Supreme (touch & feel)
Requires all of levels 1, 2, and 3 with even more emphasis on the quality of appearance of finish painted surfaces. The criteria for inspection and acceptance may include smoothness to "touch and feel" on interior handrails, doors, and easily accessible trim. Includes thorough filling & sanding to address profile differences exceeding 1/32 inch. For exterior this level includes restoration of selected surfaces.

Unlike many contractors who use only one 1 brand of paint (because of pricing discounts), we'll use any paint you choose. Moreover, we'll provide with you the valuable information you need to make an informed decision.
No Subcontractors
It's still standard practice to utilize subconstractors in the painting industry. Patriot is one of only a handful of painting companies in CO to utilize only employees, thereby reducing risk to you the homeowner.

3-Month Open Period Post Project
Patriot is the only painting company in Denver to give you 3 months to ensure perfection. During that time after completion, call us if you see any imperfections (warranty or not) and we'll quickly remedy the issue.

1. How should I store my leftover paint?
There are at least a couple of important reasons to properly store your leftover paint: the first is that you can use it for minor touch-ups in the future and the second is that you can use the paint cans as reference in the longer term future. If you have at least half a can (less than that will likely dry up and solidify fairly quickly) of leftover paint it should ideally be stored in a room that will prevent it from overheating or freezing. The temptation is to store it in the garage. The problem with this is that most garages are unheated causing the paint to freeze in the winter and rendering it unusable. The ideal place is in a heated basement but away from utilities such as water heaters and a/c units.
2. What paint does Patriot use?
We'll use any brand of paint you'd like. Of course, different brands have different prices. So your bid may be adjusted if you choose to upgrade from what comes standard. As of January 2012 Patriot uses as a standard for exterior projects either Kwal Liquid Vinyl or Sherwin Williams Southwest Builders Summit. Both are high mid-grade paints, perform well in Colorado's climate, and are moderately priced. You can expect your paint job to last , on average, about seven to eight years with either of these products.
3. How long will my exterior paint job last?
There are several factors that contribute to the longevity of any coating: surface preparation, type and quality of sundries utilized (primer, caulking, wood fillers, etc.), composition of substrate, exposure to the elements, etc. Environmental factors include climate, weather, and geographic location (i.e., homes at the top of a hill are more exposed than those nestled in a valley and surrounded by trees and other houses). Arguably, however, the biggest factor that will contribute to the life of the paint job will be the paint itself. We highly encourage our customers to do homework on the specific brand and type of paint they will use on their home. Patriot will provide you with a list of products that we have observed have performed well in our climate over the past decade.
4. How is my interior or exterior painting estimate calculated?
There are a great many variables that contribute to the calculation of a proper estimate. Among the most important are square footage, condition of surfaces, number & distribution of colors, level of difficulty, and products chosen. For exteriors, the most influential factors are size and condition of the property: i.e., suburban homes tend to be bigger than inner city homes but are typically newer and in better shape, some older homes (like those found in Washington Park) can be complex in the distribution of colors and may contain lead paint, mountain homes often have steep grades that are challenging to paint, etc. Patriot uses a method similar to those utilized by real estate appraisers: a combination of comp generalization, mathematical formulas that take into account differing variables, market prices, and historical experience. The important thing to remember is that a bid from Patriot will always be fair, accurate, and reflective of true conditions.
5. How should I dispose of unwanted paint?
Latex (water based) paint can be disposed of like regular garbage. If you have more than a gallon we suggest letting it dry hard first (it takes about a week of exposure to the air) . Your paint will dry faster by mixing it with cat litter. Alkyd (oil based) paint cannot be disposed of like regular trash as it is considered an HHW (hazardous household waste) by the EPA. This category of paints are flammable, toxic, and contain harmful solvents. 6. What if I want to use a color from a different paint manufacturer?
No worries. Today's technology can match any color you choose to any paint you want. All we need is a physical sample or a swatch. Note that there always remains a small chance of color incongruity when matching or crossing over colors. The safest bet is always to pick colors from the brand of paint you're choosing for your home.
7. How will I know its time to paint again?
The 4 most important signs that it's time to paint your home's exterior are caulk failure, paint failure, chalking, and wood rot. To learn more about these important signs read this article .
8. How long are Patriot's warranties?
Patriot's standard warranty is 3 years but can extended to either 5 or 7 years for a nominal fee. You can access a copy of the warranty in the Resources page.
9. How much difference does an upgraded paint really make?
Outside of proper surface preparation, the type and brand of paint you choose will be the most important factor in determing the life of the coating. Premium products, while more expensive, are fomulated to last. When you get a free bid from Patriot, we will provide you with a list of paints we have observed perform well in Colorado's climate. A standard paint will last about 7-8 years. You can expect an additional 2-5 years of life with upgraded products.
10. What else can I do to extend the life of my exterior paint job?
Once your home has been professionally painted, the best things you can do to maintain the integrity of the coating are recaulking visibly open gaps and re-coating areas of failed paint . You'll likely begin to see slow signs of both after about 6 years after the paint job. Keeping up with these two vital areas can greatly prolong the coating and avoid the expensive necessity of complete repainting.

Beginning in January 2012 all Estimators will automatically start in the Safe Zone (26% - 32%). The month closes one week after the last of the month (i.e. January closes on February 7th). Any sales that are confirmed by the 7th of the month shall count toward the previous month. Zones are set for the entire month. Hours shall be capped at 20 hours per week.
Example:
Estimator closes 34% of his estimates by the 7th of February. This close rate will put him in the Green Zone (6% commission rate and $16 per hour). If he closed, for example , $60,000 worth of work his commssion would be $3,600.00 and his gross hourly pay would be $1,280.00 for a total gross of $4,960.00 for the month.
The goal should ALWAYS be performance zone. Note that the two lowest zones (danger and caution) automatically subject the salesperson to termination at any time for poor performance.

Abraham Zamora has exhibited signs of an excellent salesperson in training. He has shown that he can correctly price an estimate, deliver a professional presentation, properly communicate expectations to the customer and to the project coordinator, and deliver a professional written estimate.
The main challenges for Abraham in 2011 have been in follow through and communication . He has received numerous complaints from customers who have waited too long to receive their estimate. This indicates a needed improvement in the area of following through with known tasks. Abraham can improve his performance greatly by improving this important skill and executing follow-up when needed. Performance can also be improved by improving communication. Calling a customer when one is running late or when delivery of the estimate is delayed, etc. is an important step in preventing causing frustration with customers. Academic studies in business consistently demonstrate that poor performance and failure in business are almost always precipitated by a breakdown in communication. Communication with all parties involved when something doesn't go as planned is crucial to the successful execution of Abe's role.
Overall Abraham has shown some positive signs of improvement and some signs of needing additional training and/or supervision. The implentation of the CRM (customer relations manager) program in 2012 (Pipeline Deals) should give Abraham the tools needed to improve these areas. The rest is up to him. Abraham receives a score of 6.5 out of 10 for the year season ending 2011.
